Staging your home is about creating an ‘experience’

We’re happy to work with our local realtors in a variety of ways and look to develop working relationships and service packages that will help you in this competitive market. We do offer discounted service rates to realtors and brokerage houses that use our services for their listings.
Model Home Design is an important component of Home Staging. We’ll work with you to select the appropriate finishes that in combination with our model home design will directly result in expediting sales.
I really strive to make my sellers understand that my recommendations are not a judgment on the way you live or an insult to your personal style. The fact of the matter is, the way we ALL live in our homes is completely different from the way a home should be sold. My job is to not only help you get the most money for your home, but to create a space that is better than your competition and get your home sold first. In today’s market competition is plentiful and fierce!
In addition to general cleaning and de-cluttering, in many cases, we are almost redecorating a space to appeal to the masses.
On the flip side, it’s often the space itself that is outdated. While we can’t always remodel the kitchen or replace the flooring, we can add furniture and accessories that are so well put together, it distracts them from the bones of the space because they love how the home feels. In a way, we’re tricking their eyes to see what we want them to see.
When I review your home and draft a proposal, I give you my ideals, meaning in a perfect world, if you were to do everything I suggested this list would be it. It’s ultimately up to you to pick and choose what is feasible for you to accomplish, whether it’s 100% or 50%. The important thing is that you do something! You are selling your single most valuable asset in an incredibly turbulent time. Don’t assume that because you love your home the way it is, everyone else will.

Developers & Builders
It is widely understood throughout our industry that vacant homes are far more difficult to sell and tend to sit unsold longer than furnished homes for a variety of reasons such as:
- Vacant spaces feel cold & unwelcoming
- Buyers have a difficult time envisioning themselves living in a vacant space
- Rooms feel smaller when unfurnished
Whether you’re selling 3 homes or 50, a well designed model home is essential to the success of your sales team. Good model design isn’t just about furnishing a space to define it. The same style, quality and sophistication that you as a builder have put into your project, needs to show in your model homes. We pride ourselves in our ability to design and create unique spaces that cater to the individual project style as well as appeal to the target buyer in your market.
An important component of what we do and how we differ from many other staging companies, is we urge builders to stay away from rental furniture. We have found that purchasing the furniture and accessories for your model homes is far more cost effective and enables us to have more freedom and vision with the design. A bland cookie cutter model home with rental furniture is not what we do. By owning your model homes outright, you’re not on anyone’s time clock and when all is said and done, we’ve found that our builders have either been able to sell the fully furnished model or use the furnishings as an incentive tool, enabling them to recoup some if the initial investment.
