Unfortunately in today's market, short sales have become a large part of the real estate landscape. All too often, sellers are in the position of needing to short sell their homes due to tough financial conditions within the family. Extra money is hard to come by, and the thought of investing additional money into a home they are already losing on, seems inconceivable and ill advised, right?

Well, not really……

The end goal of a short sale is to avoid an actual foreclosure and the damage they bring. Avoiding foreclosure by securing a buyer for your home becomes all the more important. Just like a "regular" seller, you need to showcase your home in the best possible light. Many buyers in today's market are shying away from short sales because of the perceived problems and delays these deals bring. Doing everything you can to make your home the one they fall in love with, will help you secure your buyer and avoid foreclosure.

All too often lately, I see new short sale listings and it looks as if the sellers rolled out of bed and snapped their MLS photos – in today's web driven environment, this will not get your buyer in the door! I think psychologically sellers are checking themselves out from the property. They are spent emotionally and financially.
